  • A full and detailed document describing the condition and contents of the entire property, all backed up with digital photographs which are time and date stamped
  • We  include everything from fixtures and fittings including any patios, gardens or other outdoor space
  • Meter readings and locations of alarms, utilities fuse box etc.

 Check In

  • This involves meeting the new tenant at the property.
  • The inventory will be thoroughly checked and agreed with, signed and dated by the tenants.
  • Meter readings agreed.
  • Keys handed over to tenants.

 Property Inspection

  • A visit is carried out at regular intervals this gives us the opportunity to meet with the tenants and report back any problems.
  • Our clerk will attend the property with a copy of the original inventory, this allows us to inspect the property and ensure that it is not being neglected in any way. The inventory will also be checked for any changes to decor or damages.
  • A full written report will be provided and photographs taken if specifically requested.

 Check Outs

  • The Check-out report is the basis for most claims made by landlords. A claim is most often viewed more favourably if compiled by an independent and unbiased party such as an Independent Inventory Clerk, particularly in a Court of Law.
  • Revisit the property at the end of the tenancy and compare the state of the property to the original inventory.
  • We list all changes and provide photographic evidence.
  • We supply a full report stating works required, suggested responsibilities and other recommendations such as cleaning, repairs and replacements.(fair wear and tear considered)
  • Take possession of keys.
  • Record final meter readings.
